We were successful in a competition to refurbish the first floor and associated ground floor lobbies of a warehouse beside the Thames in Hammersmith. The brief was to develop 5 new apartments all with 2 bedrooms and en suite bathrooms. The existing warehouse space of the formerly Crabtree Hall already had planning for change of use from commercial space. A revised planning application was successful in re-ordering the layouts and answering the concerns of the conservation area. A review of the existing arrangements allowed for a better fire strategy and optimized accommodation. The existing building fabric was restored, upgrading the existing timber sash windows to meet building standards.


The material palette developed offered solid oak floors with underfloor heating and clean, defined high spaces with exposed concrete soffits. The transition between living and sleeping was achieved by a change in floor level. The 3.2m internal heights of the existing floors led to tall door openings and joinery. Carefully crafted details, using simple materials gave subtle variations to each of the spaces.


It is of interest to the practice to develop projects that explore urban living through the refurbishment and re-use of existing buildings. Through the re-design of interior spaces, careful selection of material finishes and a keen awareness for historic conservation, the practice strives to maximize the quality of living spaces.
